G Partners advised a group of investors on the purchase from the UK Ministry of Defence of the former RAF Bentwaters air base in Suffolk in May 1996. The project encompasses the re-development of the 1,053 acres of land around the existing high quality infrastructure left over by the American Air Force when they vacated the premises in 1993. The development was made along three natural axes:

  • A residential village was re-opened around existing preserved landmark buildings, including a fully-fledged Sports Centre. The other military type buildings were demolished to leave space for approximately 500 new houses that naturally bridge the adjacent three existing settlements of 594 inhabited dwellings.

  • An employment area encompassing a 61,400 ft2 office building within easy walking distance of the village centre, as well as a 70 acre industrial park bordering the remains of the airport infrastructure. The office blocks and warehouses in excellent condition were reused, while the rest is to be demolished for further development.

  • A leisure area comprising hundreds of acres of Suffolk woodlands is to be actively maintained at the South of the airport runway.
